Building refurbishments, particularly heritage-listed buildings, must be executed with critical attention, particularly as they often come with stringent processes. Finding the right balance between future proofing the building and creating a commercial space that preserves the existing structure requires early planning and consultation so that the design, structural engineering and materials adhere to heritage preservation standards. In this session, John will discuss how developers can overcome these barriers and still create a useable, commercial space.

201 Kent Street’s original lobby had changed very little since its completion in mid-1980s. Though still very functional in structure and design, competition surrounding Sydney’s western corridor created the need to refurbish the space to create a leading, contemporary workplace option that was inviting and would improve amenities for tenants. In this session, Danielle will discuss:

  • How Investa created a better experience for occupants through integrating functional and aesthetic design elements such as new escalators for better access, destination control elevators and a new café
  • Creating a contemporary co-working space as a way to utilise every opportunity in the lobby and allow it to become an active space
  • Refurbishing during office operations: How Investa made communication as the key to ensuring the refurbishment was completed with minimal disruption to tenants as possible

This 1970s building was able to be repositioned in its market as a result of renegotiating a new 10 year lease with Telstra and by converting a mid level plant room into 2 new floors. In this session, Nicola will discuss the strategy undertaken by the team in this project, with reference to:

  • Refurbishing levels 1- 14 in the low rise of the building whilst churning Telstra through their floors and integrating their fit out
  • This work being carried out with minimum disruption to the existing tenants in the building
  • Converting a mid-level plant room into an additional 2900 sqm of commercial office space, taking the buildings from 28 to 30 floors

3:50 pm - 4:30 pm CASE STUDY: Refurbishing and Repurposing Morris Moor from Manufacturing Site to Urban Destination

Steven Toia - Director, Genton
Genton was engaged to design and collaborate on a Master Plan that re-interpreted the former Phillip Morris cigarette factory buildings into a vibrant commercial and hospitality precinct. The 50 000sqm site has been transformed from a collection of warehouses into premium office spaces, modern eateries and contemporary amenities. Emphasis was also placed in ensuring the $100 million refurbishment respected the heritage character of the buildings by enhancing the facades of each structure. In this session, Steven will discuss:

  • Exploring the challenges of refurbishing eight existing buildings that operated as one facility into different suites and office spaces
  • Attracting more than just tenants: Breaking down the site’s isolation and increase activation by also refurbishing the space around the buildings
  • Future planning: Utilising Morris Moor as an example of why refurbishments present an opportunity to support development and growth of precincts in the long term

Though originally built in 1928, the T&G Building on Collins Street had not seen an extensive refurbishment since 1991. As part of the acquisition of the building, Pembroke delivered a refurbishment of the heritage building to help reposition and bring up to modern standards and create an A-Grade commercial precinct. The 43 000 sqm building carefully restored 10 levels of office space through a focus on providing state-of-the-art facilities and amenities for tenants and exceptional design improvements to boost the environmental performance of the building. In this session, Matthew will discuss:

  • Ensuring a long term view on ownership to assist with the strategic direction and design of the building and help define how the building will be repositioned and rebranded
  • Using retail market research to deliver advance on how to design ground plans and the overall vicinit according to tenant and public ne
  • Providing third-space amenity: Creating a central atrium as an atmospheric destination for people to gather, relax and engage as a business community

Solutions Clinics are designed to give participants strategies and tools to deal with their most pressing challenges and discuss their learnings throughout the day.

At the close of the first day, delegates will form three small where each table member will share their biggest challenge around their chosen topic, before collectively deciding which issue to investigate in more detail.

The table will then elect a facilitator/note taker who will record the topic being explored and the ideas of the table. After 20 minutes of discussion, the facilitator of each table will then report back to the rest of the audience on their problem and the potential solutions.
